What due diligence should a foreign investor run before acquiring land in Tanzania? Search the land category (general, village, reserved), the registered holder, term, encumbrances, occupancy conditions, and whether the buyer’s nationality mix can lawfully take a derivative right or only a lease. Read the order as logic rather than as a calendar. Real elapsed time on acquiring land depends on how clean the pack is and how many queries come back.
- Identify the parcel: Survey plan, neighbours, access.
- Official search: Holder, term, charges, caveats.
- Category test: Village/reserved/general.
- Buyer capacity test: Foreign-controlled? Derivative vs lease.
- Project overlays: Planning, EIA, sector licences.
- Only then pay: Use controlled completion, not WhatsApp cash.
